Design/Build
As a Design Builder, Centerpoint assumes the design, budget, and construction responsibility for the owner. A Design Builder contracts directly with the architect to develop drawings and then builds the project for a guaranteed maximum price. This method prevents finger-pointing between architect and contractor as the client has a single point of responsibility in the Design Builder. Centerpoint is unique as an architect-led Design Builder, placing heavy emphasis on the critical design phase, which ensures the proper function and aesthetics while meeting the budget.

Real Estate Development
A Development Manager oversees the many phases of the real estate development process for the investor or owner. Centerpoint the front end of the project, from feasibility, market analysis, entitlement, financing and acquisition. Once the project is underwritten, Centerpoint manages the budget, schedule, design, and construction through final completion.

General Contractor
When Centerpoint acts as General Contractor, it takes responsibility for all of the construction trades in a single contract with the Owner. Centerpoint will rely on the Owner and its consultants to direct the design process, but offers cost- and time-saving suggestions throughout the process. The General Contractor oversees all work and is responsible for procuring payment from the owner and for paying subcontractors.
